    Search listings · 집 찾기

    Browse 직방 (Zigbang) / 다방 (Dabang) apps or walk into a neighborhood 부동산 (agent). Apps are Korean-only — use a translation overlay, or use foreigner housing sites/agents for English. Decide wolse vs short-term by whether you have an ARC yet.

    View in person · 집 보기

    Always view before paying anything. Check water pressure, mold, heating (난방), 관리비 (monthly maintenance fee — ask the exact amount), sunlight, and noise. Photograph existing damage.

    Check the 등기부등본 (property register) · 등기부등본 확인

    BEFORE signing, get the 등기부등본 (₩700 online at iros.go.kr) to confirm the landlord owns it + check for mortgages/liens (근저당). Heavy liens = high 전세사기 risk — walk away. The agent can pull it; verify independently for big deposits.

    Sign the contract + pay deposit · 계약 + 보증금

    Sign the 임대차계약서 with the agent. Pay a deposit (계약금, ~10%) to hold it, the balance on move-in. Pay the 중개수수료 (agent commission: ~one month rent for wolse, 0.2–0.5% of deposit for jeonse). Confirm the receiver matches the registered owner.

    Move-in report + fixed date · 전입신고 + 확정일자

    Within 14 days of moving in, do 전입신고 (move-in report) + get 확정일자 (fixed date) at the 주민센터 (or online via Government24). Together they give your deposit a PRIORITY legal claim if the landlord goes bankrupt. This step is non-negotiable.

    For big deposits: buy insurance · 전세보증보험

    For jeonse / ban-jeonse, buy 전세보증보험 (deposit-return insurance via HUG or SGI) so you're repaid even if the landlord defaults. Worth the premium on any large deposit.

  • 전입신고 + 확정일자 = deposit protectionThe single most important step: report your move-in (전입신고) and get a 확정일자 at the 주민센터 within 14 days. Together they give your deposit priority over later creditors. Skipping this is how foreigners lose deposits.
  • Always check the 등기부등본Pull the property register (등기부등본, ₩700 at iros.go.kr) before paying anything. If there's a big mortgage (근저당) ahead of your deposit, your money is at risk in a default — especially for jeonse. Walk away from over-leveraged units.
  • 전세사기 is real — cross-check /scamsJeonse fraud (전세사기) has wiped out foreigners' savings: fake landlords, over-mortgaged "villas", duplicate contracts. Verify the owner on the 등기부등본 matches who you pay, and see /scams for the patterns.
  • Agent commission (중개수수료)The 부동산 agent's fee is legally capped (≈ one month rent for wolse; 0.2–0.5% of the deposit for jeonse) and paid at signing. Ask for the exact amount upfront — it's negotiable within the cap.
  • Don't forget 관리비On top of rent, most buildings charge 관리비 (monthly maintenance: cleaning, security, sometimes heating/water) — ₩50k–200k+. Always ask what it is and what it includes before signing.
  • No ARC yet? Go short-termLong leases (wolse/jeonse) almost always need an ARC. Before yours arrives, use a goshiwon, share house, or furnished short-term rental — small deposit, no ARC, no lock-in.
  • 직방 / 다방 + foreigner agentsListings live on 직방 (Zigbang) + 다방 (Dabang) apps (Korean-only) and at neighborhood 부동산. For English service, use foreigner-focused agencies/share-house operators — worth a small premium for your first lease.
  • Get everything in the written contractVerbal promises (repairs, who pays what) mean nothing — get them written into the 계약서. Confirm the move-out date, deposit-return timing, and any cleaning/penalty terms in writing.
